Role: Senior Project Manager

The Senior Project Manager position requires a diverse individual with a varied skillset inclusive of the following:

Responsibilities:

  1. Strong technical knowledge of the overall MEP subject areas and construction means and methods. Able to understand technical issues from a “systems” level and effectively engages in problem resolution. Should have 15 – 20 years of experience gained through formal education and relevant construction experience.
  2. Ability to understand and interpret stakeholder’s high-level requirements and translate into scoping documents that can be used by design teams for BOD and design development. Able to identify, articulate, and drive decisions if scope changes are made.
  3. Drives a risk management culture across the entire design and construction team. Understands and can facilitate use of risk management tools (e.g. FMEA, Risk Register).  Uses Risk Management as a tool to help overcome impacts to the project before realized.
  4. Strong business acumen and knowledge of construction financials including budgeting, GMP, cash flow, and invoice/pay applications. Ability to negotiate budgets and agreements.
  5. In depth understanding of fundamentals and details of critical path scheduling. Able to lead the team to develop strategies to overcome schedule challenges and mitigate risks on an on-going basis.
  6. Must have a strong understanding of MEP systems inter-relations and is able to facilitate and lead the overall team to successful completion of the Commissioning Program.
  7. In depth knowledge of how to develop an RFP based on requirements including terms and conditions. Can lead RFP interview session, scoring, selection of contractors and negotiation of the resulting contract.
  8. Able to take complex information and develop and present it, both written and verbally, in an understandable way to key decision-makers and/or executives. Has mastery of the subject matter and can articulate clearly and succinctly. Drives meetings to meet objectives, reach team buy-in and provide direction for next steps.
  9. Understands and can lead the team to implement an effective QA/QC Program to ensure overall quality of project delivery across trades and disciplines.
  10. Strong team leadership and management background. Has managed direct reports and has demonstrated ability to grow and develop teams. Can take disparate groups and assemble high performing teams in a complex environment.  Has experience using advanced tools and practices for team development (eg MBTI). Ability to coach and provide meaningful feedback to team members for their professional growth.

  2. Must be able to develop scope for smaller projects and understands overall scope of larger construction projects. Able to identify and provide background information of scope changes and escalate for timely decisions.
  3. Must be able to identify risks to the project and provide input and mitigation plans for risk analysis. Has a risk management mindset and helps drive that across the team.
  4. Must have the ability to provide strong support in development, review, analysis of budgets, GMP, cash flow, invoice/pay applications. Able to identify potential gaps in financials and escalate for action.
  5. Should be familiar with fundamentals of critical path scheduling. Able to conduct analysis of critical path schedule and help overcome schedule challenges and risks.
  6. Must be able to develop, review and provide execution support of MOPs and other technical test documents in support of Factory Witness Tests and Commissioning. Previous participation in FWT and CX programs.
  7. Must be able to provide support of the RFP analysis, bid leveling, and selection of contractors. Understands the different contract vehicles and best one for different situations (e.g. GMP, Lump Sum, Time & Materials)
  8. Must have the ability to communicate project issues, both written and verbally, across the team and escalate to leadership. Is able to clearly articulate within meetings to help drive to resolution or decision.  Able to draw out others to understand topics and areas of concern.
  9. Understands details of QA/QC program and output documents. Can review documents and understand Quality metrics and issues.
  10. Has strong organizational skills and can manage delegated tasks for on-time and high-quality deliverables. Able to add value to problem resolution through SME skills and ability to work within a cross functional team. Seeks out and makes excellent recommendations for adoption.

Role: Infrastructure Construction Management, QA/QC Program Engineer

We are seeking an experienced QA/QC Program Engineer to join our Data Center Engineering & Construction team. Our data centers are the foundation upon which our rapidly growing infrastructure efficiently operates, and our innovative services are delivered. This role is responsible for the generation, implementation, and management of our Quality Control Program, including the coordination, performance and execution of construction inspections and testing services through the successful delivery of commissioning and turn-over for one of our North American campuses. The QA/QC Program Engineer will work with the QA/QC Program Manager to implement an industry leading QA/QC vision and strategy, and develop robust QA/QC processes and standards to enable our successful expansion.

Responsibilities:

  1. Develop/monitor quality program metrics to evaluate the project’s performance. Analyze said metrics to understand the root cause of any disconcerting trends and then work with the applicable parties to correct those items.
  2. Contribute to building a high performing team by mentoring and developing the on-site partner construction QA/QC team.
  3. In conjunction with Construction Management and other Regional Management teams, develop robust QA/QC processes and standards to enable efficiency and effectiveness along with leading effective cross-functional communications.
  4. Provide leadership to the quality team, and interface at the highest level between design, construction, and facility operations leadership as well as the general contractor.
  5. Provide direction to staff and subcontractors on the QA/QC program.
  6. Provide training of personnel to ensure awareness of quality procedures and specific responsibilities in the QA/QC process.
  7. Coordinate quality issues between the design, construction, and facility operations teams.
  8. Audit QA/QC activities of staff and subcontractors as often and as necessary to assess conformance with the QA/QC procedures.
  9. Examine all submittals (in particular, MEP submittals) for quality assurance and provide comments to ensure all documents are compliant.
  10. Perform quality engineering reviews of design documentation for compliance with stated requirements, including vendor quality manuals and company quality records.
  11. Develop, review, and approve, if required, Level 1, 2, 3, 4, and 5 related to product and process quality such as Construction Quality Procedures (CQPs) and checklists, technical deliverables, and test procedures and plans.
  12. Recommend and verify effective implementation of corrective and preventive actions for project non-conformances and quality issues, in coordination with Project and Quality Management, design, engineering, construction and other functional disciplines.
  13. Review Commissioning Agent Level 4 and 5 commissioning scripts and provide feedback.
  14. Assist Construction Manager in review of Turnover Documentation Package for completeness and accuracy.
  15. Assist Construction Manager in review of Level 3, 4, and 5 Energization, Start-up, and Commissioning schedules and help ensure compliance to it.
  16. Help drive to closure open issues in BIM360 and escalate any outstanding open items not getting closed out in a timely manner.
  17. Attend factory witness tests as required for OFCI and CFCI equipment and systems.
  18. Provide an onsite visual inspection and/or observation for construction quality control of OFCI and CFCI equipment and systems. This Site Acceptance Inspection will be documented in BIM360.
  19. Assist in confirming that Level 2 and Level 3 testing documentation is properly completed and retained.
  20. Provide assistance in reviewing installed labeling, signage and tagging.
  21. Assist in development of project specific QA/QC dashboards, equipment tracking matrices, and semi-annual QA/QC “Deep Dive” presentations.
  22. Attend required Construction Meetings such as the weekly project and monthly global QA/QC meeting, MEP/OAC weekly meetings, and daily start-up and commissioning meetings.

Minimum Qualifications:

  1. 5+ years’ experience in quality control & quality assurance (QA/QC) programs for data centers or mission critical construction projects.
  2. BS in Construction Management or Engineering.
  3. Experience with Design-Build and Design-Bid-Build construction programs.
  4. Experience in personnel management, and staffing and scheduling.
  5. Experience in civil/structural, building envelope, mechanical, electrical, and I&C disciplines.
  6. Experience leading QA/QC and Cx programs.
  7. Experience in contractor, consultant, and vendor management.
  8. Experience in mission critical power and cooling infrastructure or other critical systems, and the ability to apply that experience to current data center challenges.
  9. Ability to adapt to a fast paced, hands-on, start-up work environment.
  10. Ability to travel up to approximately 100% during the week if not willing to relocate to the construction site.

Preferred Qualifications:

  1. Experience utilizing Autodesk BIM360 Field software.
